Project preparation
What your structural engineer should provide before a building quote
A beam size alone leaves important questions unanswered about the work, the interfaces and the assumptions behind the price.
For a kitchen opening or other structural alteration, an early budget estimate can help you decide whether to proceed. A firm building quotation needs a clearer basis. Ask what the engineer will provide and which questions must be resolved so everyone prices the same design.
Describe the finished arrangement
Give the engineer the current layout and your proposed room plan. Explain any preference for an uninterrupted ceiling, concealed support or particular opening width, and flag future work that might affect the design.
The Institution of Structural Engineers’ June 2026 homeowner guidance recommends sharing relevant property history and explains that investigations may be needed. Collect previous drawings or alteration records before the first visit, while identifying what you simply do not know.
Confirm the deliverables
Ask which drawings, calculations and specifications are included, when they will be issued and whether the appointment covers responses to building control queries. Agree how design changes and additional visits will be handled.
Request a clear statement of unresolved assumptions. For example, if an existing support must first be exposed for assessment, the quotation should identify that dependency. An initial sketch and a completed design package serve different purposes.
A clear structural brief tells the builder what is designed, what must be checked and who resolves the remaining questions.
Join up the design and site work
Discuss who coordinates permanent structural design with temporary support, installation access and inspection requirements. These responsibilities need to be explicit in the project arrangements rather than assumed to sit with whoever arrives first.
IStructE also cautions that calculation dimensions are not fabrication measurements. Confirm who measures for ordered components and how discrepancies will be referred back. BOL’s structural works service should be considered alongside these design and coordination requirements.
Issue one current package for pricing
Send each tendering builder the same numbered drawings and scope, with the latest revisions clearly identified. Ask them to state what is included around the structure: protection, access, making good and interfaces with other trades.
Use our building quote comparison guide to check the resulting proposals. Keep a short list of decisions still outstanding and agree how each will be priced or confirmed before the affected work begins.
