Residential and commercial demolition

Demolition projects go through several stages, from budgeting to handover. We look at the individual steps taken on demolition projects and what goes into each step. 

Pre-Qualification and Budget Stage

Often, a client's first point of contact for a project is to ask us to complete a Pre-Qualification Questionnaire (PQQ). A PQQ can vary in detail, but it usually requests information on our company, our accreditations and certifications, our approach to Health, safety, and the Environment, and details of relevant project experience. Sometimes, an outline budget for the project is also requested at this stage.

Tender Stage

On successfully passing a PQQ and being invited to tender for a project, we complete all requested documentation to illustrate further our company's experience, certification/accreditation and processes. We also attend interviews and conduct presentations to win the tender if needed. To help submit the most accurate estimate/price possible, we visit and survey the building(s) in question and assess any supplied drawings, plans, or surveys from the client. We also liaise with approved sub-contractors, who could be potentially used, if need be, and provide their company details to the client. The budget/price for the work is also finalised at this stage.

Project Win

When a project is won, we confirm our site team—usually consisting of the Project Manager, Site Manager, Site Supervisors and Site operators. All management and staff work under the guidance of our Managing Director or Technical Director and in collaboration with our SHEQ Manager. We also confirm which subcontractors, if any, we will use.

Pre-Start

Ahead of starting a project, the Risk Assessments and Method Statement drafted at the tender stage are confirmed, and the work programme is finalised at a meeting of our management and the client. Any targets and Key Performance Indicators (KPIs) are also outlined. A site tour also takes place. The Project Health and Safety Plan and Environmental Plan are finalised.

Start and Duration

At the start of the project, a fully worked-up cost projection is undertaken, which also encompasses the programme, health and safety goals, and environmental targets. During the project's duration, the cost projection is updated weekly to reflect actual expenditure, allowing benchmarking at any time during the project. We utilise a contract costing system to monitor and review ongoing costs. This would be discussed at the weekly site meeting, and corrective actions would be implemented to reduce the spending profile or to mitigate unforeseen events. Our activities follow the approved work programme, phased operations, and safe demolition techniques. The activities are planned and undertaken in line with the Risk Assessments, Method Statements, Project Health and Safety Plan and Environmental Plan. Methods are reviewed daily by the Site Supervisor to ensure compliance. Any required amendments are notified to and agreed with the Contracts Manager to enable a revised document to be issued. Weekly site visits by the Project Manager and SHEQ Manager ensure that work is carried out per the approved Method Statements. Communication with the client is paramount throughout the project. Regular progress meetings are held with the client and our Management Team to ensure effective service delivery and client satisfaction.

 

Each project is individual but typically follows these stages of work:

  • Super-Structure Demolition
  • Sub-Structure Demolition
  • Crushing and Screening
  • Site Clearance
  • Waste Removal
  • Handover to Client

Completion and Handover

Once we have cleared the site and completed our part of the contract, we hand the site over to the client and conduct a final meeting to review the project and ensure KPIs and targets, in terms of time and budget, have been met. A formal assessment is drawn up, and a reference or testimonial is obtained from the client.

 

Decontamination

We are entrusted with the decontamination of sites and other workplaces or public environments where contaminants need to be removed without further environmental damage or risks to the health and safety of those in the locality. This includes, for example, site clearances of widespread fly-tipped waste items, contaminated soil, industrial chemical waste, green waste and asbestos items. 

Tank & Vessel Cleaning

Tanks and vessels are often found on demolition sites. These items are required to be removed in a way that will not harm the environment or be hazardous to health. We have approved sub - contractors who can offer clean and professional solutions for the decontamination of tanks and vessels, providing all the necessary legal and compliant paperwork and certificates of cleanliness.

Propping & Falsework

We offer a full temporary works package from design to implementation. Builders of London are specialists in structural propping with an in-house management team experienced in both large and small schemes. Due to our industry expertise we can design bespoke specialist propping solutions for our clients. Fully designed schemes are developed with our partnered structural engineers – Thomas Consulting.

Temporary works ensure structures remain self-supported during demolition and can include propping support schemes such as tower structures. The historic nature of some buildings require complex support and enabling works.

On many projects, clients wish to save and reclaim items of importance or worth. We devise and implement safe and sympathetic methods of retrieval, within our demolition / dismantling strategy which includes: safe extraction, storage and transportation. This leads to the delivery of better value and through the reuse of such items, reflects compliance with the environmental hierarchy.

All projects are managed by our experienced managers and supervisors. Work is guided and controlled by Risk Assessments and Method Statements. We are accustomed to working in commercial, industrial, and public service buildings and domestic premises, including premises under-occupancy. Our Asbestos Managers offer their extensive expertise and experience to ensure all projects are approached individually. Our operators are trained and certified. They receive regular refresher training to maintain their accreditations and keep abreast of legislative changes and advancements in techniques.


About Asbestos

According to the UK Health and Safety Executive, asbestos is one of the UK’s major industrial hazards, responsible for an estimated 4,500 deaths per year. It can be found in any industrial or residential building built or refurbished before the year 2000. Contact us now if you want to check if you are at risk. 


It is a naturally occurring mineral widely used in the UK construction industry from the early 1900s onwards to provide insulation and protection against fire and corrosion. It occurs in various building products and poses little risk unless disturbed. Asbestos-containing materials (ACMs) become hazardous when disturbed and release fibres into the atmosphere. If the fibres are inhaled, they may give rise to lung cancer, mesothelioma or asbestosis. The people most likely to be exposed to asbestos are those working in the construction and building maintenance industries.

ARBORICULTURAL SOLUTIONS

Many demolition projects involve removing complex configurations of large trees in areas where they pose a risk to personnel and the public. To facilitate the safe removal of such hazards, we have approved subcontractors who can offer safe, efficient and professional tree solutions to problematic, potentially dangerous environments.

Waste Management & Segregation

This is a vital component of demolition. Without proper consideration given to this aspect of work, best value, sustainability and environmental compliance will not be gained.

Our whole demolition process is based on safe demolition techniques, effective waste segregation into its component streams and safe and sympathetic methods of removal and transportation. 

We reduce waste to landfill as far as is reasonably practicable and aim to reuse/recycle 95 – 98% of our site-generated waste.
