 · Preparation and submission of planning applications – and where applicable, a Lawful Development Certificate for Permitted Development for the extension

 · Full structural engineering and technical drawings prepared

Fixed design fees from just £1,200 + VAT  

Conversion through the formation of a rear roof Dormer volume ranging up to 40 to cubic meters

 · Full measured survey of the first floor/roof 

· Design options, and design input into the best way to use the space following our discussion and space requirements

 · Preparation and submission of planning applications – and where applicable, a Lawful Development Certificate for Permitted Development for the extension

 · Full structural engineering and technical drawings prepared

Bespoke Side Return & Loft Design Package

 · Save on our standard Design Fees if we do both the drawings as one combined package

 · Full measured survey of ground floor and first floor with a height check in the loft space

 · Design options, advice and guidance on how best to configure the space

 · Preparation and submission of two separate planning applications

 · Full structural engineering and technical drawings for both the Side Return and Loft Conversion. This would include the specification for all structural steel work and the connection detailing together the fire rating schedule with a fire escape plan from the loft.

 · On site assistance to the team during the fabrication

Fixed design fees from just £2,000 + VAT  

New Build - 1, 2, or 3 bedroom houses

 This is a speciality and we would be designing according to LABC standards who is the governing body for all building regulations applications in the country and monitor new builds throughout England.

 · Full measured survey of any property that forms a part of the land that we will be building upon · Design options, advice and guidance on how best to configure the space

 · Preparation and submission of an outline planning application or a full plans application to the local authority

 · Full structural engineering and technical drawings for the new build according to LABC standards and NHBC standards of build

 · On site assistance to the team during the build phase.
